October arrival-ready, April departure clean, and everything in between — the recurring cadence that keeps a SWFL second home humming.

If you own a second home in Southwest Florida, you already know the rhythm: arrive sometime in October or November, leave in April or May, and hope the house held up over the summer. What most snowbirds don’t have is a written cleaning and maintenance calendar that makes the transition smooth in both directions.

After years of working with seasonal homeowners across Fort Myers, Naples, Cape Coral, and the barrier islands, here’s the schedule we’ve seen work best.

October: Arrival-Ready Clean

Your home has been sitting in SWFL heat and humidity since May. Even with the AC running, there will be some level of dust accumulation, possible mildew in bathrooms or on grout, and general staleness. Plan for a full arrival-ready clean 2–3 days before you land.

  • Full interior deep clean — every room, not just the obvious surfaces
  • Tile and grout scrub in bathrooms and kitchen
  • Window cleaning (inside) — salt film builds up even inside screened homes
  • Lanai and pool cage cleaning after the summer’s pollen and storm debris
  • Exterior soft wash if the house sat through a heavy storm season

Book the arrival clean in September while schedules are open. October arrival appointments go fast — every snowbird wants the same two-week window.

November – March: In-Season Maintenance

How often you need cleaning during the season depends on how you live in the home — but most snowbird households do well on a bi-weekly or monthly schedule.

High-Use Months (November – February)

If you’re entertaining or have guests frequently, bi-weekly makes sense. Key items: kitchens, bathrooms, floors, outdoor surfaces after beach days and pool use. If the lanai sees a lot of action, add a monthly screen wipe-down.

Wind-Down Months (March – Early April)

Reduce frequency as you start preparing to leave. Focus shifts toward tidying, sorting, and prepping for the departure clean rather than full maintenance visits.

April / May: Departure Clean

This is the most important clean of the year and is often underestimated. A proper departure clean prepares the home to sit empty through five months of summer heat.

  • Refrigerator fully emptied, shelves cleaned, and coils wiped
  • All pantry items sorted — anything that won’t survive the heat gets removed
  • Laundry done, linens folded and stored (fabric left unclean grows mold in summer)
  • All drains treated to prevent buildup and odor
  • Exterior soft wash if not done in the last 6 months
  • Lanai furniture wiped and stored or covered
  • Final photo documentation walk-through

May – September: Home Watch Season

Even with good AC and pest control, your home needs eyes on it. A home watch service does regular visits — typically every 1–2 weeks — checking for water intrusion, AC failure, pest activity, storm damage, and anything unusual.

After any named storm, a post-storm inspection should be done within 24–48 hours while conditions allow. Our home watch clients get a text with photos after every visit.

The Two Cleans You Shouldn’t Skip

If you do nothing else on this calendar, do these two:

  1. Arrival clean before you get there — walk into a fresh home, not a stale one
  2. Departure clean before you leave — protect the home through the summer and set yourself up for a smooth arrival next year
