Why Hard Surface Floors Need Real Care, Not Just a Mop

A daily mop keeps the surface dirt down, but it doesn't do much for the deeper problems. Over time, hard floors develop a buildup of old finish, ground-in grime, and dulling residue that a mop simply can't touch. Scuffs and scratches accumulate, the protective finish wears thin in high-traffic lanes, and the whole floor starts to look flat and tired even when it's technically clean.

Proper floor care addresses all of that. Stripping and refinishing removes the old, dingy layers and lays down fresh protection. Buffing and polishing brings back the shine. Deep cleaning lifts the grime a mop leaves behind. The single biggest reason floors look tired is wrong-process maintenance — alkaline strip on stone, high-speed burnish on soft wax, neutral pH on dye-sensitive concrete. We do all of it correctly.

  • Terrazzo & Polished Concrete — Diamond-pad refinish, sealer renewal, stain repair on terrazzo, densifier maintenance on concrete

Questions we get first.

How long are floors out of service after a restore?

VCT strip-and-wax: 6–8 hours total downtime. Stone hone & polish: 4–6 hours. Polished concrete diamond pad: 2–3 hours. Most clients schedule us overnight or over a weekend so the floor is ready for normal Monday traffic.

Can you fix etched marble or stained terrazzo?

Often, yes - with the right honing pad and chemistry. Etching from acids (vinegar, coffee, citrus) is correctable. Deep pitting from improper alkaline cleaning needs spot grinding. We’ll assess on walkthrough and call out limits in writing.

Do you provide slip-resistant finishes?

Yes - OSHA/ADA-aware coatings available on request, especially for medical, hospitality, and high-traffic public areas. We measure baseline slip resistance pre-and-post for compliance documentation.

Will you damage my finish if I have an unusual floor type?

No - we identify the substrate during walkthrough and only proceed with manufacturer-approved process. If we’re uncertain, we’ll do a small test patch first. We don’t guess on stone, wood, or proprietary commercial coatings.
