Why Mopping Alone Will Never Get Grout Clean
Grout is porous, which means it acts like a sponge. Every spill, every splash of dirty mopwater, every bit of tracked-in grime gets absorbed down into it and stays there. A regular mop just slides over the surface, and worse, it pushes that dirty water right back into the grout lines, which is exactly why grout keeps getting darker over time even with frequent cleaning.

Questions we get first.
Why does my grout still look dirty after my regular cleaner mops it?
Mopping moves dirt into the grout lines, not out. Over time grout absorbs it and discolors permanently - that’s why grout that was white turns gray or brown. Extraction is what pulls it back out. Read more on tile care.
How long does the restoration last?
Without sealer: 6–18 months depending on traffic, before you can see the difference. With color-seal: 3–5 years on residential-traffic surfaces, 1–3 years on heavy commercial. We document baseline with photos either way.
Do you do natural stone (marble, travertine)?
Yes - with different equipment and chemistry. We’ll identify the stone type during the walkthrough and use neutral-pH cleaning, honing, and (if needed) re-sealing appropriate to the material. Wrong chemistry etches stone permanently - we don’t cut corners on this.
How long do floors stay closed off?
Foot traffic 30–60 minutes after extraction. Add 2–4 hours for sealant application. Most commercial accounts schedule us overnight or over a weekend.
